Larchmont Acres has a long history of severe fires. Fire alarms with dead batteries beep for weeks. There was a major fire in the basement last year, where tenants were only alerted of the fire once the smoke had reached them. Your problem!

Because of the neglect, plenty is broken at Larchmont Acres. Elevators barely function and have trapped residents inside for hours until they found help. The fire department is called often to rescue residents. Your problem!

The property is covered in litter - cups, plastic bags, and other garbage throughout the year. Your problem!


Tenants are forced to buy spray paint to mark the parking spots they pay for ($100/month) using cans of spray paint because Samson Management has neglected the lot for so long. Your problem!

Larchmont Acres is open to the public! Basement doors and ground-floor window entrances are left open, and the front doors do not lock. We're open 24/7, year round! Come by one night and visit us. Your problem!

The parking lot is covered in pot holes and has steep speed bumps to discourage non-residents from driving through. Trespassers have hit and damaged residents cars. Your problem!

Larchmont Acres has cracked sidewalks across the entire property. The walkway to get to your home floods during rains. Your problem!

Neglected, rotted, unmaintained trees have fallen on the playground, heavy and large enough to destroy the fence! Your problem!

Fire safety concerns at Larchmont Acres: How can I protect my family?

  • At your move-in date ensure that you have fire alarms INSTALLED and TESTED with NEW BATTERIES in all of your rooms.

  • Samson Management has been known to install fire alarms WITHOUT BATTERIES into their apartments.

  • Request that Samson test the fire alarms in the hallways of your building and the basement as well.

  • You must advocate for your family's welfare and safety: do not rely on Samson Management to protect your family from fire.

There have been a number of major fires in Larchmont Acres history. We do not yet have all the information about recent fires, but residents have told me that they called the town about whether any fire safety violations are on record. Residents are concerned but we need more information.

Larchmont Loop reports on a massive fire in 2010: "A building inspector toured the complex and noted a number of deficiencies in the building and ordered it closed until the problems can be remedied."

Larchmont Loop reports on the dangerous condition of the boiler in a 2011 article: "The boiler at Larchmont Acres building 7 continues to spew black smoke from its chimney despite calls to the super, from the Town code enforcement officer. This matter has been referred to the county board of health since the county is supposedly responsible for determining whether emissions are harmful."

What should I know before signing my lease with Samson Management?

Walk through the apartment and inspect EVERY detail!

Write down what is broken and demand they fix it before signing any lease, otherwise the problems will never be fixed.

Typical disrepair to look out for in an Larchmont Acres apartment

8. Windows without screens: if you observe from the courtyard you can see that hundreds of windows are missing their screens. (Just bugs, not a big deal)

Samson Management will refuse to repair your apartment and ignore you once you sign your lease. You can only negotiate with them before you sign. Do not sign a lease before understanding this.
